Roof Waterproofing in Singapore

For landed homes. HDB and condo roofs belong to the Town Council or the MCST.

Seepwise arranges roof waterproofing for landed homes in Singapore: flat reinforced-concrete roofs, metal roofs and tiled pitched roofs. If you live in an HDB block, the roof is common property maintained by the Town Council, and in a condominium it is usually common property managed by the MCST (HDB, BCA).

What happens on the first visit

The inspection covers the roof surface, the edges and parapets, the outlets and downpipes, and any penetrations (vent pipes, solar mounts, aircon brackets), because most roof leaks enter at a joint rather than through the middle of a slab. On metal roofs the specialist checks the laps between sheets and the fixings. You get photos, the likely entry points and a recommended system before any quote.

Singapore's rain decides the timing

Singapore's Northeast Monsoon runs from December to early March, and its early part, December to early January, is the wettest period of the year, with monsoon surges that bring prolonged heavy rain. Afternoon thunderstorms are common between the monsoons, from late March to May and October to November (World Bank Climate Knowledge Portal). Annual rainfall has also trended up, from 2,192 mm in 1980 to 2,727 mm in 2014 (NCCS).

The practical consequence: roof work is easiest to schedule in the drier spells, and a roof that is already marginal tends to fail in December.

Which system fits which roof

Flat concrete roofs are usually waterproofed with a torch-on bituminous membrane or a liquid-applied membrane such as polyurethane, over a properly prepared and sloped surface. Ponding water on a flat roof shortens the life of any membrane, so falls to the outlets matter as much as the product.

Metal roofs mostly leak at the laps between sheets and at screw holes as fixings corrode. The fix is usually re-sealing laps and fixings or a liquid membrane over the problem area, rather than a new roof.

Tiled roofs leak at cracked or slipped tiles, ridges and valleys, and at flashings where the roof meets a wall.

Why we quote after inspection only

There is no reliable published per-square-metre price for roof waterproofing on Singapore landed homes. The substrate (cracks, existing layers, slope) changes the price more than the membrane does, so any firm price given over the phone is a guess. You get an itemised quote that separates preparation, the membrane system and coats, and the warranty.

What is included

  • Roof surface, edges, parapets and outlets inspected
  • Penetrations and flashings checked
  • Laps and fixings checked on metal roofs
  • System recommended for the roof type
  • Surface preparation and falls corrected where needed
  • Membrane applied to the specified coats
  • Water test of outlets after the work
  • Itemised quote and written warranty terms

What it costs

Landed roofs are quoted after inspection only: no reliable published Singapore per-square-metre rate exists, and the substrate drives the price.

How it is done

  1. Inspection. Surface, joints, outlets and penetrations photographed.
  2. Scope and system. Torch-on, liquid PU or targeted sealing, chosen per roof.
  3. Preparation and application. Repairs and falls first, then the membrane in specified coats.
  4. Test and handover. Outlets water-tested, photos and warranty terms handed over.

Questions people ask

My HDB flat is on the top floor and the ceiling leaks. Is this a roof job for me?

No. The HDB roof is common property, so report it to your Town Council, which handles roof-related leakage.

How much does roof waterproofing cost for a landed house?

There is no reliable published Singapore rate; the surface condition drives the price. Expect an itemised quote after the inspection, separating preparation, the system and the warranty.

When is the best time to waterproof a roof in Singapore?

Before December. The early Northeast Monsoon, December to early January, is the wettest period of the year.

Torch-on or liquid membrane?

Both work on flat concrete roofs. Torch-on bituminous sheets suit large, simple areas; liquid-applied membranes suit roofs with many penetrations and details. The roof's condition decides.

Is there a charge for sending a request?

No. Sending a request costs nothing. The specialist explains any inspection fee before the visit.
